When water reaches more than one room
July 11, 1999. The Davis-Weber Canal breached above Riverdale and sent water and mud through the neighborhoods below. Somewhere around 75 to 100 homes were damaged (Utah Geological Survey, Report of Investigation 244).
Riverdale was settled in 1850 and was first called Stringtown, because the houses lined the one road to Ogden. It's named for the Weber River that runs through it, and the river has flooded here in 1896, 1907, 1909, 1920, 1922 and 1952 (FEMA Flood Insurance Study). The town incorporated in 1946. Most Riverdale water calls aren't canal breaks. They're pipes and drains in older homes. But it's a city built between a river and a canal.
Between the river and the canal
The Weber River corridor sits low and cold air pools there on winter nights. Lines under mobile homes and in crawl spaces freeze first.
Canals run along the hillside above parts of town. A leak or overtopping canal sends water downhill fast. If you're below one and see water where it shouldn't be, call the canal company and 911, then us.
Why Riverdale homes flood the way they do
Riverdale has about 3,600 homes. Median year built: around 1986. About 42% predate 1980 (American Community Survey 2020-2024 5-year). About 57% are detached houses, about 21% are in apartment or multi-unit buildings, and about 16%, around 570 homes, are mobile homes. That's a much bigger share than most cities we serve.
Mobile homes have their own setup: plumbing in the belly under the floor, exposed to cold, and particleboard subfloors in many older units that swell fast once wet.
What homeowners ask
Do you work on mobile homes?
Yes. We extract water, open the belly wrap where needed, remove soaked insulation, and dry the subfloor and framing. Particleboard subfloor that has swelled usually needs replacing, which we can handle as a licensed general contractor.
Water came in from outside after a canal or river problem. Is it treated differently?
Yes. Water that ran across the ground isn't clean water. Porous materials it soaked usually come out, and the area is cleaned before drying. Flood coverage is usually separate from a homeowners policy, and we can't guarantee any claim.
How long does drying take?
Usually 3 to 5 days. We take readings every day and pull equipment when the materials are dry.
Water emergency in Riverdale? Do this first
- Mobile home line burst underneath: shut the main at the home's inlet or the park's valve. Don't crawl under while the power is on and water is pooling.
- Water coming downhill from a canal: get out of the basement, call 911 and the canal company.
- Leak in an apartment: shut your unit's valve and tell management right away.
- Swollen floor in a mobile home: stay off soft spots.

A clear path from the first call
Response
Call any hour and you reach a person, not a recording. We talk through safety and the water source, then dispatch a crew to your part of Riverdale.
Document
We photograph the affected areas and take moisture readings in the materials water reached. That record is what your insurance carrier expects to see.
Extract & dry
Standing water comes out first, then air movers and dehumidifiers run until walls, subfloors, and contents reach a documented dry standard — not just a dry-feeling surface.
Rebuild
When readings confirm the structure is dry, we walk the space with you, list the repairs needed, and Guardian Restoration manages the rebuild itself so the room returns to pre-loss condition.
What stays, what goes, and why
Each material is judged on its own readings and condition. These are the materials we most often assess in Riverdale homes.
Mobile home subfloor
Particleboard swells when wet and usually gets replaced. Plywood can often be dried.
Belly insulation
Soaked insulation under a manufactured home comes out.
Basement drywall
2 ft flood cut where it wicked.
Outside water damage
Soil-laden water means porous materials are removed and the area cleaned.
IICRC S500, in plain language
The IICRC S500 is the industry standard for water damage restoration. It is a framework for how to inspect for moisture, classify the water, and dry a structure. It does not say "tear everything out." It asks the restorer to look at the actual conditions and make a reasoned call for each material — then prove the result with readings.
- Inspect: Find where water went with meters, not just where it shows.
- Category: How clean the water is: 1 clean, 2 gray (some contamination), 3 grossly contaminated, like sewage or outside floodwater.
- Class: How much water and how deeply it soaked into materials.
- Dry & verify: Set up drying and track readings until materials reach a dry standard.
When drying in place is reasonable
- The water started clean (a supply line, not a drain or the outside).
- It was caught quickly, before contamination or mold had time to develop.
- The material can release moisture — framing, plaster, solid wood, many subfloors.
- We can get dry air to it, sometimes through small access holes.
When porous materials may need removal
- The water was contaminated (Category 3), such as a toilet base, sewer backup, or yard runoff.
- Materials stayed wet long enough to break down or grow mold.
- The material is porous and holds contamination — carpet pad, drywall, insulation, MDF.
- It has swollen, delaminated, or can't be dried where it is.
