Lehi Mold Remediation
Musty smell in the basement, or spots behind the fridge? We find the leak feeding it first, then contain, filter and remove. Call (385) 625-7333.
Understand the damage before choosing the repairs
Mold in Utah almost never comes from the air. It's too dry here. It comes from a leak nobody caught. So in Lehi, the first job isn't killing anything. It's finding the water.
Most of the time it's a small one. An ice maker line behind the fridge. A toilet supply in the upstairs bath. A drain under the kitchen sink. It drips for weeks into a cabinet or down a wall cavity, and the first sign is the smell. We trace it, get it fixed, then deal with the mold inside proper containment.
Mold remediation in Lehi
Lehi is new. About 81% of its 26,000-plus homes went up in 2000 or later, and the median home was built around 2010 (American Community Survey 2020-2024 5-year). Big multi-level houses, finished basements, laundry upstairs, a wet bar downstairs. More connections, more places to hide a slow leak.
Old Lehi near Main Street is the exception. Pre-1960 homes with shallow basements and drains that have been there a long time. Down toward the Jordan River the ground stays wetter, and basements there can stay damp longer after a leak.
Where the moisture usually comes from in Lehi
Appliance lines in the kitchen. Washer hoses on the second floor. Bathroom exhaust fans that vent into the attic instead of outside. A window well that fills every spring and soaks the basement wall behind the drywall. We name the source before we open anything, because removing mold without fixing the water just means doing it twice.
What stays, what goes, and why
Drywall
Moldy drywall comes out. Where the growth is low on the wall, a 2 ft flood cut takes the affected strip and the upper wall stays.
Insulation
Batts behind moldy drywall get bagged inside containment and removed.
Cabinet bases
Particleboard that's grown mold usually can't be cleaned. Sound cabinet boxes are kept.
Framing
Studs and plates are HEPA-vacuumed and cleaned, not just sprayed and painted.
Carpet and pad
Moldy pad goes. Carpet gets a separate call.
Across Lehi
We do mold work all over Lehi: Traverse Mountain, the neighborhoods around Thanksgiving Point, Jordan Willows, historic downtown, and the newer subdivisions toward Saratoga Springs. We're next door in American Fork, so getting there is quick: on-site to inspect within 45 minutes.
Found mold in Lehi? Before we arrive
- Don't scrape it or wipe it with bleach. That just puts spores in the air.
- Don't run a fan across it.
- If you know where the leak is, turn that fixture off.
- Keep the door to the room closed.
- Call (385) 625-7333 and tell us what you see and when you first noticed the smell.
What homeowners ask
Our house is only ten years old. How does it already have mold?
New houses leak too. A loose fitting, a washer hose, an exhaust fan dumping steam into the attic. Give it a few weeks of steady moisture and mold grows. Age has less to do with it than water.
What does containment actually mean?
We seal off the work area with plastic sheeting and run HEPA air filtration so spores and dust stay inside it. Debris gets bagged before it leaves. The rest of the house stays clean.
Will you put the room back together?
Yes. We're a licensed Utah general contractor, so the rebuild is the same company and the same point of contact.
A clear path from the first call
- 01
Investigate & agree the scope
Identify the moisture source, map affected assemblies and document access needs. Discuss containment, occupant coordination and post-remediation verification before disturbing material.
- 02
Contain & remove
Set up an appropriate protected work zone with HEPA-filtered air management. Remove affected porous materials that cannot be restored through a controlled, covered disposal route.
- 03
Clean & dry retained materials
Physically remove growth and debris from salvageable surfaces with appropriate HEPA and cleaning methods. Correct the source and verify moisture rather than relying on a surface spray.
- 04
Verify & hand off
Check completion against the agreed scope. Coordinate independent post-remediation evaluation where specified and address deficiencies before containment release and replacement finishes.
IICRC S520: remove the growth, control the work
S520 is the mold-remediation framework, distinct from S500 water-restoration guidance. The plan addresses the extent of the condition, appropriate containment, controlled removal, physical cleaning and verification. HEPA filtration helps capture particles during the work but does not replace source correction or material cleaning. Product selection follows the actual conditions and label; a coating or disinfectant is not a universal cure for affected porous materials.
Clearance should have an agreed meaning on your project. At minimum, completion review addresses the remediation scope, visible condition, cleanup and moisture control. An independent assessor may perform post-remediation verification or specified sampling when the scope, protocol or applicable requirements call for it. We do not promise a universal spore count or claim that one passing sample guarantees occupant health. Persistent dampness, new findings or incomplete cleanup need resolution before the assembly is closed.
