Draper, UT Mold Remediation
Mold behind built-ins, under tile, or in a finished basement? We fix the moisture first, then contain and remove with dust-free demo. (385) 625-7333.
Understand the damage before choosing the repairs
Draper homes are newer and bigger. Median year built around 2003, about 62% from 2000 or later (American Community Survey 2020-2024 5-year). Custom kitchens. Stone tile. Built-in cabinetry. Finished basements with theater rooms.
When mold shows up in a house like that, the worry isn't just the mold. It's the mess. Nobody wants drywall dust on the hardwood in the next room. So we set full containment and do dust-free demo, and the rest of the house stays the way it was.
Mold remediation in Draper
The hillside neighborhoods, Corner Canyon, SunCrest, Traverse Ridge, hold snow longer than the valley floor. Ice at an eave lets meltwater into an attic or upper wall, and it can travel down a chase into a finished basement. A slow dishwasher leak can sit under a kitchen island for weeks.
We trace the moisture across levels, get the source fixed, and remove only what's affected.
What stays, what goes, and why
Built-in cabinetry
Moldy particleboard components removed. Solid wood and sound cabinets kept and cleaned.
Tile and stone
Sound tile stays. If growth is under it, the affected section comes up.
Drywall
Removed inside containment. 2 ft flood cut where growth is low.
Attic sheathing and framing
Cleaned and kept when sound.
Finished basement
Carpet pad and moldy drywall removed, framing cleaned.
Big houses hide small leaks
Roof and ice-dam leaks in the hills. Kitchen supply lines behind built-ins. Shower pans in big master baths. Basement wet bars. The more fixtures a house has, the more places a slow drip can go unnoticed.
Before remediation in your Draper home
- Shut off the source if you know it.
- Don't open walls yourself.

What homeowners ask
Will the rest of my house get dusty?
No. We use complete containment and dust-free demo on luxury homes, with HEPA air filtration running. Debris is bagged inside the work area.
Can you match our finishes in the rebuild?
As a licensed Utah general contractor, we handle the rebuild ourselves and work to match what was there, with one point of contact.
Does insurance cover mold from a roof leak?
It depends on the policy and how long the leak ran. We document the source and the work and bill the carrier directly on insured jobs. They decide coverage.
Do we have to do the roof repair first?
The leak has to be fixed before we close walls back up. Otherwise the mold comes back.
A clear path from the first call
- 01
Investigate & agree the scope
Identify the moisture source, map affected assemblies and document access needs. Discuss containment, occupant coordination and post-remediation verification before disturbing material.
- 02
Contain & remove
Set up an appropriate protected work zone with HEPA-filtered air management. Remove affected porous materials that cannot be restored through a controlled, covered disposal route.
- 03
Clean & dry retained materials
Physically remove growth and debris from salvageable surfaces with appropriate HEPA and cleaning methods. Correct the source and verify moisture rather than relying on a surface spray.
- 04
Verify & hand off
Check completion against the agreed scope. Coordinate independent post-remediation evaluation where specified and address deficiencies before containment release and replacement finishes.
IICRC S520: remove the growth, control the work
S520 is the mold-remediation framework, distinct from S500 water-restoration guidance. The plan addresses the extent of the condition, appropriate containment, controlled removal, physical cleaning and verification. HEPA filtration helps capture particles during the work but does not replace source correction or material cleaning. Product selection follows the actual conditions and label; a coating or disinfectant is not a universal cure for affected porous materials.
Clearance should have an agreed meaning on your project. At minimum, completion review addresses the remediation scope, visible condition, cleanup and moisture control. An independent assessor may perform post-remediation verification or specified sampling when the scope, protocol or applicable requirements call for it. We do not promise a universal spore count or claim that one passing sample guarantees occupant health. Persistent dampness, new findings or incomplete cleanup need resolution before the assembly is closed.
