Local restoration help

Understand the damage before choosing the repairs

Sandy built most of its houses in the '70s and '80s. Median year built is about 1984, the 1970s were the biggest decade, and about 43% of homes predate 1980 (American Community Survey 2020-2024 5-year). Lots of split-levels. Finished lower levels set halfway into the ground.

Those lower levels are where we find mold. Half below grade, so the walls stay cool. Carpet on slab. A laundry or bathroom right above. A leak upstairs drips into the ceiling, and nobody notices until there's a stain, or a smell.

Moisture sources

Split-levels and cold walls

Upper-floor laundry leaks. Garage-side water heater closets. Hose bib lines in cold exterior walls. Window wells on the lower level. Any of them can keep a wall wet long enough for mold.

Local homes

Mold remediation in Sandy

About 71% of Sandy's homes are detached and 75% are owner-occupied. On the east side, near the foothills and the Little Cottonwood corridor, homes freeze harder, and a split pipe in an exterior wall can feed mold for months before anyone opens it up.

We look at the whole assembly. Ceiling, framing, the floor above, the wall below. Drying the room air doesn't fix a wet batt inside a wall.

Where we respond

Across Sandy

We do mold remediation across Sandy, from east-side streets near Alta View and the foothills to Historic Sandy, South Towne and the neighborhoods toward I-15. On-site to inspect within 45 minutes.

Material-by-material decisions

What stays, what goes, and why

  • Lower-level carpet and pad

Moldy pad is removed; carpet assessed.

  • Ceiling drywall

Removed under a leaking laundry or bath where growth is found.

  • Wall insulation

Wet or moldy batts come out.

  • Framing

    HEPA-cleaned and kept when sound.

  • Drywall

2 ft flood cut where growth is low.

Sandy questions

What homeowners ask

Why does our lower level smell musty?

Partly-below-grade rooms run cool and damp, and they sit right under bathrooms and laundries. A musty smell usually means moisture somewhere. We find it with meters before opening anything.

Will you rebuild after removing the mold?

Yes, as a licensed Utah general contractor. One point of contact from containment to new drywall and paint.

Can I stay home during the work?

Often yes, because containment and HEPA filtration keep the work area sealed. We'll talk through it based on where the work is.

First steps

Sandy homeowners: before remediation

  • Shut off the leaking fixture.
  • Don't run the HVAC fan if the mold is near a return vent.
  • Keep the area closed off.
  • Call (385) 625-7333.
What happens next

A clear path from the first call

  1. 01

    Investigate & agree the scope

Identify the moisture source, map affected assemblies and document access needs. Discuss containment, occupant coordination and post-remediation verification before disturbing material.

  2. 02

    Contain & remove

Set up an appropriate protected work zone with HEPA-filtered air management. Remove affected porous materials that cannot be restored through a controlled, covered disposal route.

  3. 03

    Clean & dry retained materials

Physically remove growth and debris from salvageable surfaces with appropriate HEPA and cleaning methods. Correct the source and verify moisture rather than relying on a surface spray.

  4. 04

    Verify & hand off

Check completion against the agreed scope. Coordinate independent post-remediation evaluation where specified and address deficiencies before containment release and replacement finishes.

The reasoning behind the scope

IICRC S520: remove the growth, control the work

S520 is the mold-remediation framework, distinct from S500 water-restoration guidance. The plan addresses the extent of the condition, appropriate containment, controlled removal, physical cleaning and verification. HEPA filtration helps capture particles during the work but does not replace source correction or material cleaning. Product selection follows the actual conditions and label; a coating or disinfectant is not a universal cure for affected porous materials.

Clearance should have an agreed meaning on your project. At minimum, completion review addresses the remediation scope, visible condition, cleanup and moisture control. An independent assessor may perform post-remediation verification or specified sampling when the scope, protocol or applicable requirements call for it. We do not promise a universal spore count or claim that one passing sample guarantees occupant health. Persistent dampness, new findings or incomplete cleanup need resolution before the assembly is closed.
