Local restoration help

Understand the damage before choosing the repairs

Salt Lake City has old houses. More than 40% of its homes were built before 1960, and the single biggest group predates 1940 (American Community Survey 2020-2024 5-year). Brick bungalows in Sugar House. Victorians in the Avenues. Basements dug out and finished decades after the house was built.

That's where most of the mold is. Behind paneling in a basement that was never meant to be living space. Under a bathroom with original cast-iron drains. Around a window well that's been leaking a little every spring for twenty years.

Local homes

Mold remediation in Salt Lake City

It isn't just old houses. More than half of the city's 107,000-plus units are in buildings with two or more units, and only about 44% are owner-occupied. In a condo or apartment, mold in one unit is often fed by water from another. We document the moisture path through every unit we can get into, which helps when the HOA and two insurance carriers are involved.

Older homes may also contain materials like asbestos in old flooring or plaster. Those need to be evaluated before anyone disturbs them, and we'll tell you when that applies.

Moisture sources

Where Salt Lake mold gets its water

Spring runoff pushes water through old foundation cracks and window wells. Galvanized supply lines leak at the threads. Swamp coolers drip into attics in summer. Dry indoor air in winter can hide a slow leak until the drywall's already gone. We find which source it is first.

Material-by-material decisions

What stays, what goes, and why

  • Plaster and lath

Often can be cleaned if the growth is on the surface. Deteriorated sections come out.

  • Basement paneling

Removed when moldy; we check the wall behind.

  • Later drywall

Removed where affected. A 2 ft flood cut when growth is low.

  • Old wood framing

Old-growth lumber cleans well with HEPA vacuuming and surface cleaning.

  • Condo ceilings

Removed inside containment when growth is found above.

Where we respond

Across Salt Lake City

We do mold work all over the city: the Avenues, Capitol Hill, Federal Heights, Sugar House, Liberty Wells, Ballpark, Rose Park, Glendale, Poplar Grove, East Central near the U, and the foothill streets. On-site to inspect within 45 minutes.

First steps

If you've found mold in a Salt Lake home

  • In a condo, tell the HOA and your neighbors above.
  • Don't tear out old plaster or flooring yourself; it may contain regulated materials.
  • Don't paint over it.
  • Shut off the water source if you can find it.
  • Call (385) 625-7333.
Salt Lake City questions

What homeowners ask

Our 1920s house has mold in the basement. Where do you start?

With the water. Old foundations leak at cracks and window wells, and old pipes leak at joints. We find the source, get it fixed, then remediate inside containment.

Mold in my condo came from the unit above. Who handles it?

We'll document both units if we can get access. Who pays depends on the CC&Rs and the policies. For insured jobs we bill the carrier directly, but we can't promise coverage.

Do you do testing?

No. If you or your carrier want independent testing, an outside assessor does that. Our plan comes from inspection and moisture readings.

What happens next

A clear path from the first call

  1. 01

    Investigate & agree the scope

Identify the moisture source, map affected assemblies and document access needs. Discuss containment, occupant coordination and post-remediation verification before disturbing material.

  2. 02

    Contain & remove

Set up an appropriate protected work zone with HEPA-filtered air management. Remove affected porous materials that cannot be restored through a controlled, covered disposal route.

  3. 03

    Clean & dry retained materials

Physically remove growth and debris from salvageable surfaces with appropriate HEPA and cleaning methods. Correct the source and verify moisture rather than relying on a surface spray.

  4. 04

    Verify & hand off

Check completion against the agreed scope. Coordinate independent post-remediation evaluation where specified and address deficiencies before containment release and replacement finishes.

The reasoning behind the scope

IICRC S520: remove the growth, control the work

S520 is the mold-remediation framework, distinct from S500 water-restoration guidance. The plan addresses the extent of the condition, appropriate containment, controlled removal, physical cleaning and verification. HEPA filtration helps capture particles during the work but does not replace source correction or material cleaning. Product selection follows the actual conditions and label; a coating or disinfectant is not a universal cure for affected porous materials.

Clearance should have an agreed meaning on your project. At minimum, completion review addresses the remediation scope, visible condition, cleanup and moisture control. An independent assessor may perform post-remediation verification or specified sampling when the scope, protocol or applicable requirements call for it. We do not promise a universal spore count or claim that one passing sample guarantees occupant health. Persistent dampness, new findings or incomplete cleanup need resolution before the assembly is closed.
